Restoring the Public Realm
Once dubbed the “Heart of Screenland” due to its high volume of motion picture studios, Culver City has rapidly transformed into the epicenter of “Streamland”. WaMo, a new multi-family community adjacent to Culver City seeks to meet the housing demand caused by the area’s fast-paced commercial expansion. The residential complex contributes over 100 new units to the local housing market, adds neighborhood-serving commercial space on the ground level, and upgrades to an existing 33 unit apartment building on the property.
WaMo’s 8-story edifice is a contemporary podium-type building lined with cantilevered balconies. The scale of the project relates to the large Sony Studios sound stages across the street, and brings new life to this neglected stretch of Washington Boulevard. The building is broken into a few distinct volumes, helping the multi-family complex to remain harmonious with the scale and identity of existing and future developments within the surrounding neighborhood.

The first two stories are treated as an elegant commercial street frontage designed for the pedestrian experience and public activity, supporting Culver City’s transformation into a more walkable urban destination.
Open space amenity areas for use by residents includes a clubroom that spills out onto the common roof deck, complete with swimming pool and bbq. These top floor amenities are located to provide amazing views of the hills to the north, and jaw-dropping sunsets to the west. Additional upgrades to the site include restoring the public sidewalk with curb parking along Washington Boulevard, and several new “street trees” to invite more nature into our urban environment.
