A Contemporary Colonnade

Pico Boulevard is an iconic L.A. street known for its cultural landmarks, vibrant cafes, unique storefronts, and diverse neighborhoods. Midway down the 15-mile stretch, at the intersection of Beverly Drive, a 6-story mixed-use multi-family community will introduce over 100 new rental units into the local housing market including units set aside for very low-income households.

The primary 4-story volume smoothly follows the three street frontages, with a variety of recessed private balconies to activate the façade. On Pico Boulevard, the volume cuts away in order to improve tenant privacy, reduce solar heat gain on the exterior walls, and increase the opportunity for natural lighting and ventilation.

 

The south face of the building provides an additional setback from the alley, with angled juliette balconies that create dynamic shadows throughout the day. The balconies are oriented for ideal solar exposure, to maximize morning light in the bedrooms and afternoon light in the living areas. The architectural rhythm of the ground floor visually separates the storefronts into pedestrian-friendly segments.

 

The corner retail spaces bleed into the shared plaza and further activate the streetscape. Freestanding walls visually hold up the primary architectural volume as a modern take on the classical colonnade.
